Background and Program Information

The ADU Finance Programs are authorized by HB24-1152, which encourages the construction and conversion of accessory dwelling units (ADUs) through required local land use policies and the creation of grant and financing programs in eligible ADU Supportive Jurisdictions. To be an ADU Supportive Jurisdiction, a local government must be certified by the Department of Local Affairs (DOLA). Additional information regarding ADU Supportive Jurisdictions is available on the DOLA website.

An ADU, as defined by C.R.S. 29-35-402, is an internal, attached, or detached dwelling unit that provides complete independent living facilities for one or more individuals, is located on the same lot as a proposed or existing primary residence, and includes facilities for living, sleeping, eating, cooking, and sanitation.

Additional information about the Accessory Dwelling Unit Grant Program, which provides grants to local governments in certified ADU Supportive Jurisdictions for activities that promote the construction of ADUs, is available on the DOLA website.
