Affordable housing development is less like checkers and more like chess. Success is more dependent on how well a project is positioned at the beginning than on any single move.

Therefore, this chfareach session introduces a set of practical frameworks for thinking through that positioning before a shovel ever hits the ground.

Participants will work through three connected models: 

  1. Strategic Alignment, which treats community need, political will, and financial means as a three-legged stool where no leg can stand alone. 
  2. The CPE Method (Conceptual, Planning, Execution) for moving an idea from inspiration to completion.
  3. Two Pillars of Decision Making, which examines how developers balance mission against fiduciary responsibility.

The session examines the different mindsets developers bring into the room, and what it takes to keep strategically moving toward a shared goal.

Participants will benefit from the class facilitators’ decades of perspective and diverse experiences. 

  • Joseph A. Espinosa, Managing Partner of The Espinosa Group and Strategic Consultant to KEPHART, draws on more than 25 years of experience as an architect, 17 years in affordable housing development and consulting, and 12 years of leadership as a public housing executive director.
  • Wayne McClary, Housing Development Specialist Urban Team Manager with the Colorado Division of Housing, brings years of public and private sector expertise working with developers, government agencies, and local municipalities to evaluate affordable housing, help developers advance their projects to financial closings, and offer state and federal funding to increase affordable housing opportunities throughout the state.

Newer and emerging developers are especially encouraged to take advantage of this opportunity to learn from seasoned industry veterans. Doing so will sharpen not just what they build, but how they think.
